What is included in a Mould Assessment?

The inspector will discuss your concerns and the history of mould/moisture issues at the property and then perform a visual assessment gathering all relevant data that may affect mould growth. Moisture meters, infrared cameras and specialized equipment are used to identify and quantify areas of dampness, including inaccessible areas. You will receive a comprehensive report including the findings and recommendations.

How much will a Mould Assessment cost?

The assessment (not including mould samples) will cost between $575-$695 +GST depending on urgency and distance.

What are mould samples?

Your inspector can take either Mould In Air or Mould On Surface samples during the inspection. Mould In Air samples are taken using a Bio Pump that collects any invisible mould spores that may be floating in the air. Mould On Surface samples are taken using a Tape Lift that directly picks up a section of mould growth for identification. These are sent to an accredited laboratory where they are analysed and a scientific report detailing the nature of the mould found in the samples will be interpreted by the inspector and summarized in your Mould Assessment Report.

Do I have to order samples?

Mould samples can be a useful tool to assist in the Mould Assessment, but they are not always necessary to identify the cause of the mould. Air samples are valuable in situations where you suspect mould growth, but it is not visible. Samples are also useful in situations where you are looking for more detail on the specific types of moulds that are present.

How much are mould samples?

Mould samples are analysed by a third-party accredited laboratory. Standard sample analysis is $120 each. A comparative analysis is used for the Mould In Air samples, so a minimum of 2 samples are taken to include the control sample.

How long will the Assessment take?

It takes between 1-2 hours to perform a comprehensive Mould Assessment. If a company tells you they can do it in 15 minutes… you will not be getting an assessment. They are using the time to price a cleaning/removal job and they have no incentive to solve your ongoing mould issue.

When will I receive my report?

A report will be emailed to you within 1-2 weeks depending on the specific parameters of the service.

Are you a Mould Remediator?

We provide Mould Assessments which is the first step of the mould remediation process. The assessment defines the presence or absence of mould and investigates the source of the humidity or dampness allowing the growth. Mould growth will not stop until the underlying causes are addressed. Finding these causes and offering long term solutions is what we do in our assessment.

Solutions and suggestions may include plumbing or building leak repairs, passive or mechanical ventilation adjustments, groundwater redirection, interior decluttering and even lifestyle changes. We can advise on what contaminated items can be cleaned and what items may require disposal.

When solutions are implemented, and active mould growth conditions removed, the next step is to clean the existing mould. EVENAIR can advise on best practices, but we do not offer cleaning/removal services, as this is a conflict of interest for an assessor. It is sometimes possible for a homeowner, tenant or building manager to perform this step. However, if it is a major mould contamination or if you or others in the building are sensitive or immunocompromised, you should contract an experienced mould removal specialist.
